For owner managed businesses, property is often the most valuable asset that they own.  However, market conditions and trading needs change, meaning that business owners should always consider whether their existing property assets can be better utilised.

Redeveloping or repurposing property can unlock significant value, but success depends on careful planning and expert professional advice.

  • Sustainability upgrades: Investing in renewable energy technologies, insulation improvements, heating systems and energy-efficient infrastructure can lower utility costs and reduce ongoing maintenance expenditure.
  • Ownership restructuring: Reviewing how property is held within the business or by shareholders may offer advantages in terms of funding, asset protection, tax planning and succession arrangements.

In many cases, redeveloping or repurposing existing property is a more cost-effective solution than relocation. For owner managed businesses, the challenge is identifying how existing property can be adapted to better support current objectives while maximising long-term returns.
