What is the most important part of the conveyancing process ?
Having a good experienced solicitor is fundamental on the basis that buying or selling a house is in all probability dealing with your most valuable asset. Thereafter, checking the title, the search results and knowing the right enquiries to make is key for a trouble free purchase.
What in your experience tends to dictate the length of time it takes for a conveyancing transaction to proceed ?
There can be a variety of factors. For example, the time it takes for the lender to make a mortgage offer, the period it takes the Local Authority takes to complete their local search or waiting in a long chain of buyers. The list of factors is endless but the way to keep the transaction moving is to anticipate problems in advance.
What is the most interesting transaction you have dealt with ?
At one stage in my career I acted for the footballers of Nottingham Forest Football Club with their property purchases. They tended to be very expensive and very “footballer’s wives “ !
What advice would you give a seller before deciding to accept an offer from a purchaser ?
The key is to make sure that your estate agent has done the homework on the buyer’s ability to proceed. For example, do they have any necessary finance in place, how long is any chain and is everyone within the chain able to proceed. Once you know the answers to these questions you can make an informed decision as to whether you want to proceed with that purchaser.
What is the one area of the conveyancing procedure which you would like to see reformed ?
I believe that anyone undertaking conveyancing work should have appropriate qualifications. I have dealt with many unqualified representatives for the other party and been frankly shocked sometimes by how little they know.
What provides you with the most satisfaction in your job ?
I think it has to be working in a very supportive and excellent team.
What do you do in your spare time away from the office ?
I love spending time with my family and my two children. I also like spending time walking in the Yorkshire Dales, cooking and tap dancing.
